Leading Ladies: Women Shaping the Property Market

As we celebrate Women’s Month, it’s essential to recognize and honor the growing influence of women in the South African property market. The contributions and achievements of women in real estate are significant and deserve our acknowledgment and support.

Women Leading Homeownership

Women are making remarkable strides in homeownership. They own or co-own approximately 3.9 million residential properties, representing an impressive 57% of all registered properties. These properties account for 53% of the total property value, estimated at R6.787 trillion. The majority of women buyers are aged 36 to 49, consistently comprising about 40% of property purchases over the past five years. This trend underscores the critical role women play in shaping the real estate landscape.

Bond Applications and Approvals

Over the past decade, there has been a significant increase in bond applications from women, with the numbers tripling. In 2010, only 14% of bond grants were issued to women; this has now risen to 41%. Currently, women make up 40% of all bond applications. This upward trend highlights the increasing financial independence and confidence of women in making substantial property investments.

Increasing Buying Power

Women’s buying power in the property market continues to grow. They account for 45% of all property registrations, with a notable rise in first-time homebuyers. In 2018, nearly 39% of first-time buyers were women, surpassing their male counterparts. This trend reflects the growing inclination of women to take charge of their financial futures and make key property purchase decisions, even in joint purchases with partners.

Women as Key Decision-Makers

Women increasingly view property as a means to build wealth, particularly among younger women. There is a rising interest in eco-friendly and tech-savvy homes, showcasing women’s forward-thinking approach to real estate investments. This shift not only highlights women’s role as key decision-makers but also their commitment to sustainable and innovative living.
